At Expert Property Inspections, Inc., we realise that home inspections are typically initiated during a real estate sales transaction. The home inspection is one of many steps necessary to complete the closing process. Although our duty and focus is on providing the client, (ours as well as yours) with the best home inspection possible, we also recognise that we must make the process as easy as possible for all parties involved - buyer, seller, closing attorney, Real Estate Agents, etc.
One of the most valuable aspects of working with EPI is our 20 years of experience in the Home Building and Home Inspections industries. I have personally gone through the building, orientation, "punch-list," "sign-off," closing, and warranty process with buyers of over 150 homes! I understand the concerns and emotions that buyers, sellers, and agents go through. Furthermore, with my extensive experience in the nature of building materials and their characteristic failures, etc. I am able to help the buyers understand the true significance of a defect without causing unnecessary concerns. For example: Yes it is an inspector's duty to inform the client of significant foundation cracks, but it is also possible, if the inspector is competent to do so, to inform the client if there are any signs that indicate if the crack is typical to the nature of concrete, a "good crack," or signs that indicate structural failure is possible, a "bad crack." - knowing the difference and being able to convey this information correctly to the client could make or break the deal!
To make the inspection process easier for you, we offer:
- Electronic reporting with digital pictures delivered before the next business day. These reports are in HTML format that do not require special programs to open, large file space to store, and are easily forwarded to appropriate parties. These reports remain available indefinitely; you will be able to return to my web-sit to view all of your clients reports - no need to print the lengthy reports.
- I manage all aspects of scheduling, access, paperwork, and collecting payment - This frees you up to sell homes.
- I offer the other typical services that go along with home inspections such as: Pest Inspections, Radon, Mold, etc. This One-Stop-Shopping makes scheduling and coordinating easy for everyone involved.
- I keep the Summary clean. There is a lot of information in a home inspection report. However, to aid in deciphering what defects should be addressed, a summary is produced. Only items that require repair or replacement in order to function as intended, or that require further investigation to determine if repairs are needed will be in the summary. All other information will be confined to the body of the report.
- On-line scheduling means that we are always available to schedule your inspections.
- Supra Key access means you don't have to take time out of your busy day to provide access to the home.
- Our business phone is our personal phone; this means that we are always available. Messages left after hours will be returned as needed to keep your business moving.
Often you are asked for recommendations of which inspector to use.
