Structural inspectionsare included in all Completed Home, Town-home, Condominium, and Phase Inspection - Pre-Drywall Inspections. However, in some cases it may be appropriate to conduct onlya structural inspection. If you plan to significantly renovate a property, it may not make sense to inspect items that will be replaced during the renovations. This is common on older homes, lower prices homes located in higher priced neighborhoods, or for investors buying rental properties.
The Structural Inspection includes a review of the visible components of:
Attic Space
Bearing Walls
Floor Systems
Slab/Basement/Crawlspace Foundations
The inspection does not include any system or component that does not directly Carry or transfer building loads to the ground.
This type of inspection will help inform you of the potentially more expensive "Big Problem" defects without the expense of a full home inspection.
